A 560-hectare master-planned city by Mira Developments and AD Ports Group, located on the Abu Dhabi–Dubai corridor. The master plan brings together residential districts, championship golf, lagoons and private beaches, hospitality, education, healthcare and major public destinations.
Abu Dhabi Mira Hills is a 560-hectare master-planned city developed by Mira Developments in partnership with AD Ports Group. Located on the corridor between Abu Dhabi and Dubai, it is planned as a complete urban destination with residential districts, hospitality, education, healthcare, retail, leisure and public spaces.
Across five phases and 2,760,060 m² of GFA, the master plan includes more than 7,200 apartments and 1,900 townhouses and villas, alongside an 18-hole championship golf course, a network of lagoons, three five-star hotels, two universities, a 200-bed hospital and the Museum of the UAE.
Selected development plots within the master plan are available to regional and international developers and investors, with entry prices from AED 20 million. Mira Developments offers several involvement models, from plot acquisition and independent development to end-to-end project delivery.
In 1968, Sheikh Zayed bin Sultan Al Nahyan and Sheikh Rashid bin Saeed Al Maktoum met in this area between Abu Dhabi and Dubai. Their discussions helped lay the foundations for the formation of the United Arab Emirates in 1971, and the area was subsequently considered as a possible location for a new federal capital.
Abu Dhabi Mira Hills brings a new urban destination to this historically significant setting. The master plan includes the Museum of the UAE, dedicated to the history of the country and located within the community as one of its major cultural landmarks.
An 18-hole championship golf course and clubhouse form one of the central destinations within Abu Dhabi Mira Hills. The master plan also includes a 464,515 m² central park and a 5 km network of seawater lagoons with eight private beaches.
Three five-star hotels and resorts introduce hospitality, branded residences, spas and dining, while a 320,000 m² landmark mall is planned with an indoor ski resort and a 700 m slope.
Pedestrian movement is integrated into the urban plan, with roads, parking and servicing located on the lower level in key areas. The upper level connects landscaped public spaces through 42 km of walking trails and 21 km of dedicated cycling tracks.
Selected plots within Abu Dhabi Mira Hills are available for the development of villas, townhouses and apartment buildings. Developers can create and operate projects under their own name while becoming part of a wider master-planned city delivered by Mira Developments and AD Ports Group.
Plots are positioned across different parts of the master plan, including districts around the golf course, lagoons, central park, northern luxury hub and town centre. Land area, permitted use and buildable area are defined for each plot, with individual projects reviewed in accordance with the overall master plan.
Current opportunities are available through the plot selection tool.
Developers can choose the level of involvement that best fits their capabilities, market experience and project strategy. In addition to acquiring and developing a plot independently, partners can engage Mira Developments for selected services or complete project delivery.

Phase 1 of Abu Dhabi Mira Hills covers approximately 130 hectares and is planned with the infrastructure and services required for everyday life, including a university, healthcare facilities, schools, a supermarket, restaurants, retail and sports infrastructure.
Landscape and public realm are integrated into the delivery programme, with tree planting beginning ahead of building handovers. The lagoon network is also introduced at an early stage, forming part of both the landscape and the city’s drainage infrastructure.
Larger destinations are phased in line with the growth of the community. The landmark mall, for example, is planned for a later stage, when the resident and visitor population can support retail at this scale.
Abu Dhabi Mira Hills extends across 560 hectares / 5.6 km² and is planned in five phases. Residential districts are organised around the central park, championship golf course and lagoon network, while education, healthcare, hospitality, retail, culture and business form dedicated destinations across the city.
The master plan includes two universities and research facilities, three five-star hotels and resorts, the Museum of the UAE, a multi-purpose stadium and the landmark mall. The business district is anchored by The Cube, a 100 m vertical hub planned for developers, brokerages and investment firms, with offices, a five-star hotel and a rooftop restaurant.

Abu Dhabi Mira Hills is planned as a complete urban destination rather than a collection of individual residential developments. Its major infrastructure, public spaces and destination amenities are integrated into the wider master plan, creating an established setting for projects developed within the city.
Abu Dhabi Mira Hills is located directly on the E11 corridor connecting Abu Dhabi and Dubai, providing access to both of the UAE’s largest urban and economic centres.
The location also places the city within reach of both Zayed International Airport and Al Maktoum International Airport, supporting connectivity for residents, businesses and visitors travelling across the UAE and internationally.
The location between Abu Dhabi and Dubai gives Abu Dhabi Mira Hills access to two major residential and commercial markets and to the population moving between the emirates for work, business and leisure.
Its position on the E11, combined with the scale of the master plan and its mix of residential, commercial, educational, hospitality and cultural uses, supports the development of Abu Dhabi Mira Hills as a destination serving both its own population and the wider corridor.

Abu Dhabi Mira Hills combines the scale of a new master-planned city with the opportunity for individual developers to create their own projects within it. Core infrastructure, landscape, major amenities and public institutions form part of the wider master plan, while different involvement models allow developers to determine how much of the development process they manage independently.
Located directly on the E11, Abu Dhabi Mira Hills is positioned between two of the UAE’s largest residential, business and investment markets. The location expands the potential catchment beyond the community itself, with access from both Abu Dhabi and Dubai as well as two major international airports.
Roads, utilities, landscaping and public spaces are delivered as part of the wider city, together with major destinations including the golf course, lagoons, universities, hospital, hotels and cultural facilities.
Phase 1 is planned as a complete district of approximately 130 hectares, bringing residential development together with education, healthcare, retail, dining and sports infrastructure from the early stages of the community.
Developers can enter Abu Dhabi Mira Hills through a straightforward plot acquisition or work with Mira Developments across design, approvals, construction, branding and sales.
This allows both established UAE developers and international groups entering the market to select a structure that reflects their own capabilities and level of local experience.
